As
seen below: Chimney flashings completed with Storm Guard (ice and
water) and proper counter flashings techniques. All corners cut and
folded to wrap the corner tight.

Most
chimneys in Dallas are missing the Saddle as seen above. The
saddle acts as a water diverter and slopes water away from behind the
back of the chimney
Notice
the corners are cut and folded? In Dallas, roofers for some odd reason
feel its better to leave the flashings extended past the corner
creating what we like to call a wind trap. Wind blown rains will enter
into the corners and eventually leak.

Notice
the water ponding? Notice the corners extended passed the brick? Rest
assure, water when in heavy rains will back up under the shingles
behind the chimney. Rain will blow into the corners and this will
become a problem for the home owners. Rest assure you will need the
saddle installed, flashings corrected and probably dry wall repairs.
