Roof Flashings - Step Flashing - Counter Flashing

Step Flashing:

Step flashing:  Each shingle gets its own piece of 5x4x7" step flashing.

 

Counter Flashings:

A solid Counter flashing then goes over the step flashings

 

Counter flashings should be cut into the chimney 1 inch. Called a riglet. Then re-resealed or re-mortared into place.

Wow...where to begin....other than WHAT THE HELL HAS HAPPENED TO THE ROOFING QUALITY IN DALLAS?

NOTE: New construction standards for flashing in Dallas Texas....absolutely not ACCEPTABLE to us!

Does this look like your chimney flashings, skylight flashings, or just any brick work flashings in general? The quality of flashings has been left to the brick layers with most new construction builders. Brick layers to say the least are not Metal Mechanics, they are brick layers. The builders lack roofing punch out and leave it to the brick layers to complete the flashing details around the chimney. No Storm Guard, no Saddles in most cases and as seen above? Just left wide open to wind blown rains. Rest assure. Almost every new construction house Ive seen will need to have the counter flashings corrected.

Its been a standard here for what appears to be 20-30 years. Consumer awareness is null an void until its too late. With the lack of residential construction standards on behalf of the city of Dallas (No Real Roofing Inspections) home owners are left with the added costs of their new homes to correct the brick chimney flashings among other things.

The above photo shows PROPER counter flashings being installed using Copper. 

Copper not required but sure does at beauty to any house. We can correct your counter flashings on your chimney over the existing flashings left by the brick layers. The problem with this method is that the brick layers embedded the flashings 2-3 inches into the mortar. There for the only way is to cut it out of the way.  Then manufacture with Philadelphia edges (show on the bottom of the piece of copper) Cut new riglets into the mortar min 1". Secure using masonry nails or lead plugs.
